Abstract(s)
Apesar da extensa bibliografia, maioritariamente técnica, sobre reabilitação de edifícios,
existe um desconhecimento sobre a dinâmica deste tipo de prédios, desconhecimento
esse origina que os custos das obras ultrapassem significativamente as estimativas
iniciais. Após pesquisa bibliográfica, verifica-se não existirem estudos concretos sobre a
duração das diferentes etapas, sobre custos de construção do processo de reabilitação e
também sobre a própria metodologia de intervenção.
O presente trabalho incide sobre um estudo parcial do projeto de arquitetura e de
algumas das especialidades de engenharia civil inseridas em processo construtivo de
uma operação de reabilitação de edifício antigo. Relativamente a este projeto, é
desenvolvida uma análise sobre variação de custos e prazos, ao longo da empreitada, de
forma a poder comparar o resultado final com a expectativa inicial.
Por fim, o estudo apresenta uma análise crítica aos resultados obtidos, com o objetivo
de estabelecer valores para as variações, em termos de duração e em termos de custos
de trabalho, no que diz respeito aos trabalhos contratuais e aos trabalhos a mais. Os
valores determinados para essa variação de custos e prazos possibilitam estabelecer uma
base de trabalho de abordagem a futuras obras de reabilitação similares, tendo em conta
a especificidade deste tipo de obra para utilização em futuras empreitadas.
Despite the extensive technical literature mainly on rehabilitation of buildings, there is a lack of knowledge about the dynamics of this type of buildings that have results in works whose costs exceed the initial estimates. After bibliographic research, it turns out there are no specific studies on the duration of the different stages, construction costs of the rehabilitation process and also about their own intervention methodology. This work focuses on a partial study of architectural design and some of the civil engineering specialities inserted in the construction process of an old building rehabilitation operation. Regarding this project, we use some instruments to assess the relation between costs and deadlines during the duration of the whole project. Therefore, in the end of the job, we can have a better understanding of the final outcome, considering the initial expectation. In the end, after having all the data acquired and doing an critical analysis of the results, and having the sole objective to establish values to the variations, we present conclusion in terms of duration of a contracted job and the work beyond the contracted in the beginning. These values determined for the variation of the costs and deadline, allow us to establish a workflow and comparison of similar rehabilitation projects, having in consideration the specifics of this kind of job and for a better understanding future endeavors.
